I <br />I <br />I <br /> <br />I <br /> <br />I <br />I <br />I <br /> <br />I <br />I <br /> <br />The subdivider shall file sufficient copies of the preliminary plat with the <br />Zoning Administrator at least 30 calendar days before the next regular <br />monthly meeting of the planning commission at which meeting said plat <br />shall be considered and at which time the required public hearir <br />held. <br /> <br />bo <br /> <br /> The City Staff review letter(s) to the Planning Commission and shall <br />state whether the preliminary plat and the improvements conform to the <br />engineering and design standards and City Code requirements. <br /> <br />Co <br /> <br /> The planning commission shall hold a public hearing on said <br />preliminary plat. Notice of public hearing shall be published in the official <br />newspaper of the city and sent to property owners within seven hun, 9.50.03 <br />feet of the property to be subdivided at least fen days prior to the he~. .... ~ ..... <br />Public notice shall consist of a general description of the proposal, the time, <br />date and place of hearing. For the purpose of notification, ownership of <br />property within seven hundred (700) feet shall be determined by property <br />ownership records on file at Anoka County. The notices and publications as <br />required hereunder shall be done by the Zoning Administrator and shall be <br />paid by the subdivider. The planning commission shall conduct the hearing <br />on the preliminary plat and shall make its report to the Council at its next <br />meeting which falls at least 14 days after the planning commission's public <br />hearing. It shall be the duty of the planning commission to determine whether <br />the preliminary plat conforms with or exceeds the design standards <br />established by this Chapter. The decision of the planning commission with <br />regard thereto, -together with its recommendations, shall be included in its <br />report to the Council. <br /> <br />do <br /> <br /> After the Council receives the report of the planning commission, <br />the council shall act to approve or disapprove the preliminary plat. If the <br />council shall disapprove said plat, the grounds for any such disapproval shall <br />be set forth in the proceedings of the council. In its discretion, the council <br />may hold a public hearing on the plat. The council shall publish notice of the <br />hearing as provided herein, at the subdivider's expense. <br /> <br />eo <br /> <br /> All engineering considerations presented in the preliminary plat and <br />data furnished by the subdivider, the City Staff review letter(s) and any such <br />reports introduced at any time during the proceedings, shall be resolved prior <br />to the approval of the final plat by the Council. <br /> <br />f.
