CASE it C~ <br /> <br />REQUEST FOR FINAL PLAT REVIEW OF A MINOR SUBDIVISION; <br />SUNFISH LAKE BUSINESS PARK 2~'m ADDITION <br /> CASE OF CITY OF RAMSEY <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />The City of Ramsey is in the process of re-platting a portion of Sunfish Lake Business <br />park to provide for two additional lots within the business park. Sunfish Business Park is <br />generally located east of County Road #116 and south of Sunwood Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Final Plat <br />City Staff review letter dated July 3, 2003 <br />Draft Planning Commission meeting minutes dated July 10, 2003 <br />Proposed resolution for final plat approval <br /> <br />Notification: <br /> <br />Minor Subdivisions do not require a public hearing. <br /> <br />Observations: <br /> <br />The plat of Sunfish Lake Business Park currently consists of six lots that range in size <br />from 2 acres to 14 acres. City Staff receives weekly inquires from businesses that are . <br />looking ibr parcels that are 1 to 2 acres in size. In order to provide for the market demand <br />of 1- to 2-acre parcels, staff is proposing to re-plat a portion of Sunfish Lake Business <br />Park. <br /> <br />Sunfish Lake Business Park 2nd Addition is a re-plat of Lots 1 and 4 of Sunfish Lake <br />Business Park. The minor plat is creating two additional buildable lots and reconfiguring <br />lots lines of two existing lots. The new lot sizes are 2.93, 2.13, 1.41, and 10.82 acres. Ail <br />lots meet or exceed the 200-foot street frontage and 1-acre minimum lot size <br />requirements established in the new E-1 Employment District, which becomes effective <br />August 25, 2003. <br /> <br />All lots will gain public access from Azurite Street. <br /> <br />The site will be serviced by municipal sewer and water facilities. <br /> <br />-425- <br /> <br /> <br />
