Presentation <br />Associate Planner Geisler advised the ~ity has received an application fi'om Michael St. Hilaire <br />for a conditional use permit to exceed the detached accessory building size restrictions <br />established in Cky Code on the property located at 6251 169th Lane NW. She stated the subject <br />property is approximately 1.75 acres in size, and City Code restricts accessory buildings to 1,664 <br />square feet on parcels this size. She indicated the applicant is proposing to construct a detached <br />garage that would be t ,200 square feet. Based on the existing accessory square footage, the new <br />building would exceed the allowable total for the parcel by 352 square feet. She stated the <br />applicant is requesting the additional square footage to construct a building to store personal <br />property. <br /> <br />Associate Planner Geisler further advised the proposed detached accessory building will comply <br />with all of the setback requirements and accessory structure height restrictions established in City <br />Code. The applicant is proposing aluminum or hardboard siding for the structure to match the <br />color of the house, which is hardboard siding with brick detailing. She explained that code <br />violations relating to unlicensed an'd/or inoperable vehicles and other outdoor storage have <br />occurred on the property in the past, and in light of this fact, staff recommends granting the <br />request for additional storage. <br /> <br />Public Hearing <br />Michael St. Hilaire indicated he was handed the revised resolution when he arrived, and is <br />urdxappy with the addition of condition 7, which states: <br /> That the Perrnirtee herein agrees that there will not be any further outside storage of <br /> connnercial vehicles, commercial equipment, private use vehicles, and private use <br /> equipment on the Subject Property,, with the exception of parking vehicles and equipment <br /> on the paved driveway to the principal structure in accordance with City Code. <br /> <br />Mr. St. Hilaire indicated he will admit there have been numerous vehicles and boats on the <br />property, bm it is his good stuff. He does repair work during the summer, as he drives a school <br />bus during the school year. He indicated the way this condition is worded he would have to put <br />eve .ryrhing he has in the new structure, and he cannot do ttlat. He stated the way it is now he is <br />allowed to park on the driveway and on Class 5 material, which it is. He indicated if he is going <br />to be handcuffed by this conditional use permit, he would like to withdraw. <br /> <br />Glenn Simanco, 63'11 169tn Lane stated Mr. St. Hilaire does have many vehicles across his <br />property. He indicated it does not really affect his property, since they are not in view of his <br />home. He stated he received the notice and thought he was going to put everything in this new <br />structure, but as he started calculating it became apparent he would not be able to do that. He <br />questions what will be stored in this building, <br /> <br />'Bill Herzane, 6231 169th Lane asked what materials will be used in the construction. <br /> <br />Associate Planner Geisler stated it wilI be hardboard or vinyl to match the color of the house. <br />She indicated there is some brick on his house and he had wanted those details to match also. <br />She noted that requirement is part of the permit. <br /> <br />-20- <br /> <br />Planning Commission/August 7, 2003 <br /> Page 6 of 19 <br /> <br /> <br />
