The final plat consists of two <br />sheets prepared by Hakanson Anderson Associates. We offer the following comments: <br /> <br />· General and Zoning. The plat is 5.45 acres in size and consists of 2 industrial lots. The <br /> property is zoned Industrial. <br /> <br />Lot Sizes and Dimensions. There is a one-acre minimum lot size and a 200 foot minimum <br />lot width in the Industrial District. Lot 1 and lA is approximately 2.8 acres with a lot width <br />of 275.27 feet. Lot 2 and 2A is approximately 2.7 acres with a lot width of 298.85 feet. Both <br />of the lots meet the minimum requirements for lot size and dimensions. <br /> <br />Aeeess to Lots. The property as currently platted receives three public accesses from <br />existing city streets. Lots 1 and lA will be accessed from then north on 140th Avenue, as <br />well as a shared access point on Radium Street. Lots 2 and 2A will be accessed from the <br />shared access point, as well as an additional access point on Radium Street in the <br />southwestern portion of the property. <br /> <br />Drainage and Utility Easements. A detailed grading and drainage plan has been provided <br />with the site plan submitted for the development of the lots. The standard drainage and <br />utility easements are proposed on all property lines, with the exception of the common <br />property line shared by the two proposed lots. The standard easements are not being <br />proposed on the common property line to facilitate a proposed zero lot line development with <br />a shared traffic lane along this line. All storm sewers placed within the site shall be owned <br />and maintained by the property owner. <br /> <br /> <br />
