I <br /> I <br /> <br />'1 <br /> I <br /> I <br /> I <br /> I <br /> I <br />,I <br /> I <br /> <br />Review Letter: ACE Solid Waste <br />March 2, 2000 <br />Page 3 of 4 <br /> <br />Loading Berth: In accordance with City Code, the regularly used loading berths will be located <br />on the rear or north wall of the structure. A minimum of one 50-foot loading berth is required for <br />this sized structure and one is provided. <br /> <br />Architectural Standards: The building does not exceed the 35-foot height limit. The exterior <br />walls are proposed to consist of rock and smooth face concrete block with a pre-finished metal <br />wrapped column and canopy to match accent color. <br /> <br />Drainage, Grading and Erosion Control: The drainage and grading plan for this site was <br />prepared by Charles W. Plowe. The topography of the 8.7-acre site is relatively fiat with <br />elevations ranging from 866 to 872 feet. The grading plan proposes to drain the entire site, <br />except for driveway entrances, into two detention ponds located within the northeast and <br />southeast comers of the property. The northeast pond outlets into the southeast pond which in <br />turn outlets into a 36-inch storm sewer located in McKinley Street. The plan, dated February 11, <br />2000, is acceptable, however, the following comments are offered: <br /> <br />1. The baffle weir on the northeast pond may be eliminated since effluent from this pond will <br /> receive skimming from the weir baffle on the southeast pond. <br /> <br />2. The inlet and outlet on the southeast pond should be located on opposite ends of the pond to <br /> increase sedimentation efficiency. <br /> <br />3. Calculations showing the stormwater pond storage volumes must be submitted. <br /> <br />This plan will need to obtain a permit from the Lower Rum River Water Management <br />Organization (LRRWMO) with regard to site sedimentation control and storm water handling. A <br />copy of the LRRWMO permit may be obtained from City staff. This site will be assigned a <br />storm water utility KEF of 1.0, which is the same as a typical single family use. <br /> <br />Lighting Plan: The submittal indicates the light fixture locations, but it is deficient of light <br />fixture specifications and fixture diagrams. The complete lighting plan is subject to the approval <br />of the City Engineer. <br /> <br />13'/ <br /> <br /> <br />
