CASE <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF <br />NORTHFORK HIGHLANDS SECOND ADDITION; <br />CASE OF NORTH FORK, INC. <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />North Fork, Inc. is requesting preliminary plat approval of Northfork Highlands Second <br />Addition. The plat consists of 11 lots on the west boundary of the Northfork PUD. The <br />following items are enclosed for your information: <br /> <br />a) <br />b) <br /> <br />c) <br />d) <br /> <br />Notification: <br /> <br />Site location map <br />Proposed preliminary plat, grading plan & letter from applicant <br />dated February 16, 2000. <br />City Staff review letter dated March 1, 2000 <br />Draf~ Planning Commission meeting minutes dated March 6, 2000 <br /> <br />In accordance with State Statute, City Staff attempted to notify all property owners within 350 <br />feet of the subject property of the request for preliminary plat approval and public hearing. <br /> <br />Obsem'ations: <br /> <br />The subject plat was part of a larger area that received preliminary plat approval in 1990 as <br />Northfork 5th Addition. Northfork 5th Addition consisted of 430 acres proposed to be <br />developed with 120 single family lots and the golf course. The first phase, Northfork Links, <br />platted the golf course and 14 single family lots. Northfork Links 2nd Addition platted another 2 <br />lots, Northfork Links 3rd Addition replatted 4 lots in Northfork Links into 3 lots, Northfork Lake <br />platted another 18 lots and Northfork Highlands platted another 17 lots. The preliminary plat for <br />Northfork 5th expired prior to all 120 lots being f'mal platted and recorded. Therefore, the <br />applicant was required to obtain a new preliminary plat approval for the next 11 lots (Highlands <br />Second Addition) prior to obtaining f'mal plat approval and recording. The same procedure will <br />be applicable to the remaining 59 lots that received preliminary plat approval in 1990 under <br />Northfork 5th Addition. <br /> <br />All of the lots meet the Northfork PUD one acre minimum lot size and are at least 160 feet wide <br />at the street frontage or building setback line. <br /> <br />The lots are proposed to receive public access from the westerly extension of Inverness Lane and <br />Jarvis Street. <br /> <br />In accordance with the May 9, 1989 Northfork Park Dedication Agreement, there are no park <br />dedication obligations to be met in this plat. <br /> <br /> <br />
