"Interim Uses" and eliminating the language in 0.03.04 Subdivision 7 allowing specified time <br />frames to be placed on Conditional Use Permits. <br /> <br />Motion Carried. Voting Yes: Chairperson Anderson, Commissioners Johnson, Kociscak, <br />Dempsey, and Wivoda. Voting No: None. <br /> <br />Case/49: Request for Sketch Plan Review of Valley View; Case of Philip Johnson <br /> <br />Community Development Assistant Barnett stated that Philip Johnson is requesting sketch plan <br />approval to plat 40 acres in the rural residential district into four single family lots. The property <br />is located north of Green Valley Road on the west side of 1780` Lane NW. The sketch plan <br />proposed to plat four residential lots that are subject to the 4 in 40 density zoning restrictions. <br />Each lot must have 200 feet of frontage on a public road and lots on a cul-de-sac must be 200 <br />feet wide at the building setback. All four lots meet the density requirements, however Lots 1 & <br />2 do not meet the minimum 200-foot of frontage requirement at the building setback line. A <br />variance may be required or another option may be to research adjusting the lot lines on Lots 1 & <br />2 so they meet the 200-foot requirement. This is a possible solution as long as Lot 3 does not go <br />below 7.5 acres in size. Three lots will have access fi:om cul-de-sac extending west of 178th <br />Lane. The fourth lot currently has access from Green Valley Road. It is anticipated that the <br />developer will pay the costs of paving 1780` Lane from the cul-de-sac to Vanadium Street. The <br />Fire Chief reviewed the proposed sketch plan and advised that the level of public service will <br />depend on how well the property owners maintain their extra long driveways. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Kociscak, to accept the sketch <br />plan for Valley View, contingent upon compliance with City Staff Review Letter dated March 2, <br />2000. <br /> <br />Motion Carded. Voting Yes: Chairperson Anderson, Commissioners Johnson, Kociscak, <br />Dempsey, and Wivoda. Voting No: None. <br /> <br />Case #10: <br /> <br />Request for Sketch Plan Review of West Radium Business Center; Case of <br />Mark Pe~/k <br /> <br />City Planner Rasmussen stated that H & P Development (Mark Peck) is in the process of platting <br />a minor subdivision containing two lots known as West Radium Business Center First Addition. <br />The area to be platted is at the comer of 1400` Avenue and Radium Street NW. In the Industrial <br />District, the minimum lot size is one acre and the minimum lot width is 200 feet. The proposed <br />lot of 1 and lA is 2.787 acres in size, with a lot width of 275.27 feet. The proposed lot of 2 and <br />2A is 2.654 acres in size, with a lot width of 298.85 feet. Both lots meet the minimum <br />requirements for lot size and dimensions. A grading and drainage plan has been provided as part <br />of the site plan for the development of the lots. The standard drainage and utility easements are <br />provided along all property lines, with the exception of the common property line shared by the <br />two proposed lots. The standard drainage and utility easements are not proposed on the common <br />property line to facilitate a proposed paved area along this line.
