INTRODUCTION <br /> <br />The Feasibility Study roi this project was petitioned by B & B Carpet, one of the owners which will <br />benefit from the proposed improvements. Certification of this petition was passed by the City <br />Council. The purpose of this study is to determine the feasibility and associated costs for the <br />extension of municipal sewer and water utilities to the B & B Carpet Co. and City Wide Door Co. <br />properties. <br /> <br />DESCRIPTION OF EXISTING CONDITIONS <br /> <br />The B & B Carpet property is currently being redeveloped into another commercial use. The <br />previous commercial use was serviced with a private well and septic system. With the proposed <br />development, the Owner has requested that new City sewer and water be extended to serve the B & <br />B Carpet site. The existing 10-inch sanitary sewer and 8-inch watermain is located approximately <br />800 feet east of the B & B Carpet property. They will have to be extended across the City Wide <br />Door Co. site and the B & B Carpet site. <br /> <br />DESCRIPTION OF IMPROVEMENTS <br /> <br />The proposed improvements consist of extending a 1 O-inch and 8-inch sanitary sewer and 8-inch <br />watermain westerly along the south side of the BNSF Railroad right-of-way to service the City Wide <br />Door Co. and B & B Carpet Co. properties. Services for each property will be provided to the <br />existing City Wide Door Co. building and the proposed B & B Carpet Co. currently under <br />construction. Fire hydrants will be installed to provide fire protection for the properties. Water <br />service lines will be provided with adequate size to provide for fire sprinkler systems to be installed <br />in the buildings. <br /> <br />The proposed sanitary sewer and watermain extensions will provide for future extension to the west <br />in the future to serve the properties between Highway 10 and the BNSF Railroad. The proposed <br />sanitary sewer and watermain are shown on Exhibit A. <br /> <br />ESTIMATED COSTS <br /> <br />The estimated cost of the sanitary sewer and watermain improvement are summarized below. An <br />itemized breakdown of the construction costs are presented in Appendix A. The construction costs <br />summarized in Table 1 do not include any tnmk eligible costs.
