Site Plan Review: <br />April 13, 2000 <br />Page 2 of 3 <br /> <br />City Wide Garage Door <br /> <br />Setbacks: The proposed structure.' complies with the 40 foot front yard and 10 foot' side yard <br />setback requirements. It appears that it also meets the 35 foot rear .yard setback, but this <br />measurement must be confirmed on the application for building permit. Staff has been informed <br />that in exchange for the inconvenience you have incurred to facilitate the extension of utilities, <br />Amcon has already constructed the new building pad. If the building pad is not 35 feet from the <br />rear property line, corrections will be required. <br /> <br />Utilities: City Wide Garage Door plans tt' connect to the municipal services this summer. <br /> <br />Architectural Standards: City Code requires a natural or prefabricated stone exterioi finish on <br />buildings in the B-3 Highway Business District.' The new accessory building is proposed to be <br />finished with a maintenance free alumiuum siding in a beige color with amber, f~berglass <br />shingles. The use of maintenance free sid'[ng will require Council's approval. <br /> <br />Lighting: No exterior lighting will be installed on the accessory building. <br /> <br />'Landscaping: City Code does not require the addition of landscaping in this case. <br /> <br />Off Street Parking - Number of Spaces: No additional off-street parking is required for the <br />replacement of the accessory building. <br /> <br />Off Street Parking and Drives - Design: City Code requires that the acciss to the accessory <br />building be paved and curbed. However, it is Staff's understanding that City Wide Garage Door <br />will be applying for an expansion of the principal building in May. With more construction to <br />take place on the property this summer,. Staff recommends that the addition of pavement and <br />curbing to the site be addressed in the development permit for the expansion of the principal <br />building. <br /> <br />Drainage: The impact on site drainage resulting from the' relocation of the accessory building is <br />minimal. However; a grading and drainage plan will be required as part of the application <br />submittal for the expansion of the principal building, The new drainage plan must aisc take the <br />accessory building into account. <br /> <br />106 <br /> <br /> <br />
