,'! <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br />I <br />i <br />I <br />I <br />I <br />I <br />I <br />I <br />! <br />I <br /> <br />Review Letter: ACE Solid Waste <br />March 2, 2000 <br />Page 2 o£4 <br /> <br />Setbacks: The proposed structure meets or exceeds the minimum 40-foot front yard, 35-foot rear <br />yard, and 20-foot side yard building setbacks established in the Business Warehouse District. <br /> <br />Landscaping: The proposed plan is generally acceptable and meets minimum requirements. <br />However, we offer the following suggestions and comments. <br /> <br />At the west side of the site along McKinley street a berm is being proposed as to screen the <br />overnight truck parking area. The proposed berm should be sufficient in height to screen the <br />refuse trucks from eastbound traffic, with possibly an exception at the "notched" area in order to <br />save the existing oak noted. <br /> <br />City Code requires that all landscaped areas have underground irrigation. At this time, rain <br />sensors are not mandated for new commercial irrigation systems, but they are strongly <br />encouraged. .. <br /> <br />The west boundary currently has a goOd mix of native trees in various stages of maturity. It is <br />recommended that the westerly track entrance and west curbline be shifted to the east so as to <br />preserve the existing screening at the west property line. If this space were to be wide enough it <br />would successfully screen the site from McKinley Street as well as the future occupants of the <br />property to the west. Again, if wide enough, it could remain in its present state, thus not <br />requiring additional plantings (such as the eight Balsam Fir shown) or formal maintenance. <br /> <br />Screening: The subject parcel need not provide screening as it is surrounded by properties zoned <br />Industrial or Business Warehouse. A chain link fence is being proposed along' the property line <br />to aid in screening the refuse trucks that will be parked on site overnight. <br /> <br />Waste Storage: City Code requires dumpsters to be either stored indoors or in a completely <br />screened enclosure outdoors. An enclosed waste storage area for this site is being proposed <br />inside the mechanical room, therefore the site plan should be modified to show the proposed <br />enclosed waste storage area. <br /> <br />Off-Street Parking and Driveways - Design: The plans proposes that all driveways, off-street <br />parking areas, and loading areas are proposed to be surfaced with bituminous pavement and the - <br />perimeter of all pavement w/Il be finished with B-6/12 concrete curbing. <br /> <br />Off-Street Parking - Spaces Required: The plan proposes to provide 76 refuse truck parking <br />stalls and 120 employee-parking spaces. City staff finds this will meet City Code requirements. <br /> <br />Fuel Storage: The site plan proposes one fueling station that includes a canopy. The fueling <br />station will include two pumps with a 10,000 gallon under ground storage area.' The Fire Chief <br />has reviewed the proposed site plan and has no issues with what is being propo, sed. <br /> <br />165 <br /> <br /> <br />
