On March 28, the developer attended a City Council Work session to obtain their input to the street layout options prior to going back to the Plarming Commission. The Council discussion also focused on the density and the developer was asked to attend the next CounciI work session to resume discussion of density and street configuration. On April 4, the Planning Commission reviewed the four proposed street layouts and had selected the option of the development consisting of all private streets, with the exception of a cul-de-sac feeding off of Dysprosium Street. During the March 6 and March 20 Planning Commission meeting, several residents spoke during the public hearings pertaining to the rezoning and proposed development. The concerns mostly stemmed from traffic safety and street layout. The present street configuration appears to satisfy the Flintwood neighborhood's concerns regarding traffic volume. Recommendation: City Staff and the Planning Commission recommend approval on the rezoning of B 1 and B2 to a Planned Unit Development. Council Action: Motion to adopt resolution #00-04-__ adopting Findings of Fact #05__ relating to a request to rezone the proposed plat of Mallard Ponds from B-1 and B-2 Business to Planned Unit Development. Motion to introduce Ordinance #05__ approving the request to rezone the proposed plat of Mallard Ponds from B-1 and B-2 Business to Planned Unit Development, based on the findings of facts #05 -or- Motion to recommend that the City Council deny the' request for rezoning from B-I and B-2 Business to PUD Planned Unit Development, based on the findings of facts #05__ Reviewed by: City Administrator Community Development Director community Development Assistant City Attorney 176 I !
