He also inquired if it <br />would be possible to make Barium Street a one-way to prohibit through traffic through the <br />existing neighborhood. <br /> <br />City Engineer Jankowski replied that a one-way street could be possible. <br /> <br />Mr. Baccus stated that in regards to the proposed development it seems that the homes will be <br />very nice homes and would prefer this type of development over possible alternatives. <br /> <br />Ms. Erickson stated that the $1,200 park dedication requirement for each unit does not mount to <br />$354,000 as previously stated by Mr. Bulow. She also questioned if the park dedication that is <br />received from the project will stay within the area. <br /> <br />Community Development Director Frolik replied that 50 percent of the park dedication will stay <br />within the district and that the Planning Commission could recommend that a portion be used in <br />their development. The $354,000 that Mr. Bulow refereed to included park dedication for the <br />apartments which are not being constructed at this time. <br /> <br />Ms. EllingsOn inquired what the residents would need to do to change the property from being <br />zoned from high density to low density. <br /> <br />Commissioner Dempsey explained that the current land use designates the property as B-1 and <br />B-2 industrial, but the proposed Comprehensive Plan, which has been submitted to the Met <br />Council for approval, has the land use as high density residential which would accommodate up <br />to 15 per units per acre. Once the Comprehensive Plan is adopted by the Met Council it will <br />become the overriding document on land-use, but he also noted that it is possible to make <br />amendments to the Comprehensive Plan. <br /> <br />Ms. Ellingson questioned if it would be possible to do an ordinance change to change the density <br />'from high density to medium density. <br /> <br />Planning Commission/March 20, 2000 <br /> Page 6 of 15 <br /> <br />211 <br /> <br /> <br />
