Chairperson Anderson inquired if the Commission was reviewing the prelirnlnary for the entire <br />site of only the townhome development. <br /> <br />Mr. Buiow replied that the preliminary plat up for approval is only for the town.homes. <br /> <br />Community Development Director Frolik explained that the preliminary plat would include the <br />townhomes, apartment lot but not Re building, and the existing piece of commercial property. <br /> <br />Kathy Gust, 14079 Dysprosium Street, Ramsey, inquired if the rezoning had already been <br />approved. <br /> <br />Chairperson Anderson replied no, that the item is currently tabled. <br /> <br />Ms'. Gust stated that at the last meeting it was mentioned that the apartment complex may be <br />developed as a senior complex, but no/king was included in the plans for a senior gathering <br />complex. <br /> <br />Chairperson. Anderson' replied that Mr. Bulow indicated during the last meeting that the <br />development would not be marketed for seniors, but that his experience with this type of <br />developments is that ihey attract seniors. <br /> <br />Ms. Gust inquired if there was any fur~er research done regarding an access onto C.R. #116. <br /> <br />City Engineer Jankowski replied that he did ha,~e a meeting 'with the County and discussed the <br />possibility of having an access onto C.K. #1.16. Thc current site plan proposes to have a right-in <br />fight-out access onto C.R. #116. During the meeting with the County they discussed the <br />possibility of having a full access onto C.R. #116 located on the soetheastem comer of the <br />property and the County's resp6nse was that they would prefer to have the right-in and right-out <br />access only. In regards to the traffic study to determine if the intersection of C.R. #116 and <br />Dysprosium could handle the additional traffic it was determined that the newly constructed turn <br />lanes on C.K. #116 would be 200 feet and they also anticipated that there will be two lanes of <br />traffic when the intersection becomes signal/zed that. would allow for 16 vehlcles before the <br />intersection would become blocked which would be adequate for the additional traffic. The <br />County Engineer aisc suggested that possibility of a Iccp connection that would allow for more <br />green light time on Dysprosium to move traffic through during peak traffic tiraes. <br /> <br />Chairperson Anderson inquired if a full access onto C.R. gl 16 has-been completely eliminated as <br />a possibility. <br /> <br />City Engineer Jankowski replied that Re full access intersection has not been ruled out, but it <br />would not be the preference of the County.
