The development includes the extension of sanitary sewer and <br />municipal water to the site from the east past the City-Wide. Garage Door parcel. City-Wide <br />Garage Door has an accessory building north of their principal building that is located in the <br />easement for the sewer and water utilities. Installation of the utilities requires demolition of the <br />building and reconstmcti0n of a new one outside the utility easement. Even though the building <br />is only 960 square feet in size, City Code requires site plan review of all buildings constructed in <br />a commercial district. The following items are. enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Excerpt from B&B Utility Plan " <br />City Staff review letter dated April 13, 2000 <br />Draft Plahning Commission meeting minutes dated April 18, 2000 <br />PropOsed development permit ' <br /> <br />Notification: <br /> <br />Because public hearings are not required for site plans, and because the site is sUrroUnded by <br />commercial .properties, no notification of the proposed replacement of an accessory building was <br />forwarded to area property owners. <br /> <br />Observations: <br /> <br />The building is proposed to be 960 square feet in size; the principal building is 9,500 square feet <br />in size. The total square footage of the principal building and the accessory building does not <br />exceed the 35% lot coverage restriction. The proposed size of the accessory building does not <br />exceed the 30% of principal building size restriction.. <br /> <br />The concrete building pad has akeady been constructed by Amcon to mitigate any inconvenience <br />incurred by City Wide Garage Door as a result of this public improvement project. It appears <br />that the building pad meets the 35 foot setback requirement from the rear property line but this <br />measurement must be eonfmned on the building permit application. <br /> <br />The building is proposed to be finlshed with maintenance free siding and and asphalt shingles. <br />Deviation from a natural or prefabricated masonry material requires Council approval. <br /> <br /> <br />
