We have also received the Grading and Drainage and Erosion Control Plan (Sheet C1) dated February 1 t, 2000 prepared by Plowe Engineering. Staff received a Floor Plan and Elevations for the proposed Transfer Station (Sheet .42 & A3) dated March 28, 2000. We revised our review comments of March 2, 2000 as follows: General: The plan proposes to construct an office building with a truck terminal and a transfer station for mixed solid waste (MSW) and recyclables. The site is generally located west of Azurite Street and North of McKinley Street. Zoning: The site is zoned Business Warehouse; the Site Plan submitted should be modified to correctly reflect BW, Business Warehouse instead of I, Industrial. The Business Warehouse district permits office buildings and transportation terminals. A Conditional Use Permit is required for the operation of the transfer station, the applicant has submitted a Conditional Use Permit application. Access: The site plan proposes to have four access points; two onto Azurite Street and two onto McKinley Street. The access plan is acceptable. Building Size: The proposed office building is 19,926 square feet in size, with a second floor mezzanine area of 1,248 square feet. The proposed transfer station consists of 17,100 square feet. Lot Coverage: The site is approximately 8.94 acres or 378,616 square feet in size and City Code restricts building coverage to 35 percent of a lot area or 132,516 square feet in this case. The size
