On April 4, the Planning Commission reviewed the four proposed street layouts and selected the <br />option stubbing in a cul-de-sac from Dysprosium, not extending Argon and Barium from the <br />north into the plat, and all interior streets being private. The Planning Commission <br />recommended approval ofrezoning and preliminary plat. <br /> <br />On April 25, 2000, the City Council reviewed the proposed preliminary plat and rezoning and <br />tabled action so that there could be further discussions on the density of the southerly portion of <br />the development at the next City Council Work session. <br /> <br />On May 2, 2000, Mr. Bulow attended a City Council work session. The consensus was that <br />twinhomes would be an acceptable alternative plan for that area proposed for apartments. <br /> <br />On May 3 2000, Mr. Bulow informed the Planning Commission of the change from apartment <br />complexes to the lower density twin home development. The Commission was in favor of this <br />change. <br /> <br />On May 12, 2000, Mr. Bulow submitted revised Preliminary Plats and Site Plans that proposed <br />to replace the apartment complex with quad townhomes units. <br /> <br />Recommendation: <br />City staff has reviewed the landscaping plan and has recommended increasing the number of <br />plants species that have a high success rate in RamseY, as well as increasing the number of trees <br />for screening in the northern portion of the property. Staff is further suggesting that a minimum <br />of 1 tree per 35 feet along County Road 116 be included as well as increased landscaping in the <br />common areas, along the private path, around the gazebo and at the rear of the townhome units. <br />City Staff is also suggesting that a sidewalk be installed along 140t~ Street to Dysprosium Street. <br /> <br />City Staff and the Planning Commission recommend approval on the rezoning from B1 and B2 <br />to a Planned Unit Development. <br /> <br />Council Action: <br />Motion to modify and approve the Preliminary Site Plan for Mallard Ponds per Staff's <br />recommendations for modifications to the Landscape Plan and including a sidewalk along 140t~ <br />Street to Dysprosium Street, based on the introduction of Ordinance #05-__ approving the <br />request to rezone the proposed plat of Mallard Ponds. <br /> <br />MOtion to adopt resolution #00-05-__ adopting Findings of Fact #05__ relating to a request to <br />rezone the proposed plat of Mallard Ponds from B-1 and B-2 Business to Planned Unit <br />Development. <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> <br />
