Mallard Ponds Review Letter
May 18, 2000

Commercial/industrial properties have been required to place trees 35 feet on center or
less along frontage streets. This would include the frontage along County Road #116.
The front yard trees in this development suffice for this purpose, except for the road right-
of-way east of Dysprosium Street N.W., adjacent to the two existing lots on the north and
also on the south side of the street. These do not need to be 2.5 caliper B&B trees.
However, they must be of a size and vigor sufficient to survive with minimal care.

Additional berming and landscaping will be required east of lot 20, of the Flintwood First
Addition; to screen any traffic lights generated by the proposed apartment. The plan may
want to introduce at least to different species in the bermed section along County Road
116.

Trail Development Fees: The City has established a trail development fee of $300/unit
that is due at the City prior to release of the plat for recording. The City is requesting that
the Developer construct a trail along County Road #116 from Dysprosium to Trunk Hwy.
#47. This trail construction will be credited towards the trail development fees due at a
rate of $8.50 per foot. The City is also requesting that a sidewalk be installed along 140t~
Street (Shown as Barium on the Plat) to Dysprosium Street.

Stormwater Management Fee: The City has established a storrnwater management fee
in the mount of $366/unit that is due at the City prior to release of the fmal plat for
recording.

The City Council will be meeting at the Rarnsey Municipal Center on Tuesday, May 23, 2000. I
suggest that you, or your representative, be present at the meeting to answer any questions that
may arise. A copy of the case cover sheet is enclosed for your information.
