4 <br /> <br />10. <br /> <br />11. <br /> <br />That the Applicant is proposing to purchase the Subject Property and has submitted a site <br />plan that proposes to utilize the existing 5,000 square foot accessory structure for a <br />woodworking business. <br /> <br />That the Applicant is proposing to employ a maximum of 10 persons on the Subject <br />Property. <br /> <br />That the Applicant is proposing future development on the Subject Property which would <br />include a 5,000 square foot shop area, 1,000 square foot showroom/office area, and three <br />(3) self-service storage units. <br /> <br />That the proposed use will not be unduly dangerous or detrimental to persons residing or <br />working in the vicinity of the use, or to the public welfare. <br /> <br />That the proposed use will substantially adversely impair the use, enjoyment or market <br />value of any surrounding property. <br /> <br />That the proposed use will not be designed, constructed, operated, and maintained so as to <br />be harmonious and appropriate in appearance with the existing or intended character of the <br />general vicinity and will change the essential character of the area. <br /> <br />t 2. That the proposed use will not be hazardous to existing or furore neighboring uses. <br /> <br />13. That the proposed use will be disturbing to existing or furore neighboring uses. <br /> <br />14. That the proposed use will be a substantial improvement to the property. <br /> <br />15.
