t was also asked to consider whether there might be some additional value for a <br />16.5 foot wide easement over the property to the west. This easement is described on <br />Page 10 of my report. The area of the easement is 20,790 sq. ft. (1260' x 16.5'). The <br />easement is very narrow and is overgrown with many mature trees. It did not appear to <br />have been used for many years. Although I do not feel this easement has any <br />significant value under the property's present use, it may very well turn out to have <br />value in public use of the main property.
