! <br />I <br /> <br />CASE <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF VALLEY VIEW ACRES; <br />CASE OF PHILIP JOHNSON <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />Philip Johnson appeared before the Planning Commission and City Council requesting preliminary plat <br />approval to plat two (2) existing homes on 38.7 acres in the rural residential district into four (4) single <br />family lots. Mr. Johnson is now requesting final plat approval of Valley View Acres. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed Final Plat <br />City Staff review letter dated June 21, 2000 <br />Proposed Final Plat Resolution <br />Proposed Development Agreement <br /> <br />Observations: <br /> <br />At the time of preliminary plat approval, the City Council requested that Mr. Johnson provide an easement <br />for the possible future extension of 178~ Lane to the west boundary of the plat. The Final Plat does reflect a <br />66~foot drainage and utility easement from the cul-de-sac to the westerly property line. The Development <br />Agreement requires conveyance of this easement to the City for road purposes if necessary in the future. <br /> <br />The Board of Adjustment granted a variance to the 200-foot lot width requirement for Lots 1 & 2. The <br />applicant has submitted the required street and storm water plan for 178th Lane cul-de-sac. The proposed <br />paving plan has been reviewed and approved by the City Engineer. Park dedication in the amount of $1,200 <br />dollars per lot and trail fees in the amount of $300 dollars per new lot will be collected for each of the three <br />(3) newly created lots. <br /> <br />Recommendation: <br /> <br />The City Council approved Valley View Acres Preliminary Plat dated April 12, 2000 contingent upon <br />compliance with City Staff letter dated March 30, 2000.
