The plat <br />creates six new lots and replats two existing lots in the northeast coruer of the Northfork PUD. <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />o) <br />d) <br />e) <br />f) <br /> <br />Site location map <br />Proposed final plat <br />City Council meeting minutes dated March 28, 2000 <br />City Staff review letter dated June 22, 2000 <br />Proposed Development Agreement <br />Proposed resolution for final plat approval <br /> <br />Observations: <br /> <br />The City Council granted preliminary plat approval to Northfork Oaks 4th Addition on March 28, <br />2000. All of the lots exceed the 1 acre minimum lot size for the Northfork PUD. At the time of <br />preliminary plat approval, it was noted that some of the lots did not meet the minimum 160 foot <br />lot width requirement for the Northfork PUD at the standard 40 foot structure setback line. <br />However, since the lots significantly exceed the area requirement, City Council approved the <br />preliminary plat as proposed with the condition that the homes be sited on their respective lots at <br />point where the lot is at least 160 feet wide. <br /> <br />The lots will receive public access from the northerly extension of Royal Road. <br /> <br />The standard drainage and utility easements have been provided around the perimeter of the lots. <br />The wetlands on Lots 1, 7 and 8 should also be identified as drainage easements on the final plat. <br /> <br />In accordance with the May 9, 1989 Northfork Park Dedication Agreement, there are no park <br />dedication obligations to be met in this plat. However, the Developer has agreed to dedicate a <br />35-foot linear park along the east boundary of the plat to facilitate a trail link to the north. That <br />trail link has been dedicated on the final plat. <br /> <br />Recommendation: <br /> <br />City Staff recommends final plat approval at this time, <br /> <br /> <br />
