We offer the following comments: <br /> <br />Zoning and General: The property is zoned Planned Unit Development and is a part of <br />the approved concept plan for Northfork dated January 1, 1985. Lots 1 and 2 are a replat <br />of Lots 6 and 7 of Northfork Oaks 3rd Addition and the 6 new lots are the final lots to be <br />platted under the preliminary plat for Northfork Oaks 2na. That preliminary plat went <br />void prior to the final platting of the last 6 lots. Council approved a new preliminary plat <br />for these last 6 lots on March 28, 2000. The final plat conforms substantially to the <br />approved preliminary plat. <br /> <br />Lot Dimensions and Area: In keeping with the Northfork PUD concept modifications <br />approved in May of 1990, all of the lots in Northfork Oaks 4th Addition are at least one <br />acre in size. The minimum lot width in the Northfork PUD is 160 feet. At the time of' <br />preliminary plat approval, it was noted that only Lot 8 meets the lot width requirement. <br />Because the lots are significantly over 1 acre in size, the City Council ruled that the <br />building setback line will be at a point on the lot where the width is at least 160 feet wide. <br /> <br />Park Dedication: In accordance with the May 9, 1989 Northfork Park Dedication <br />Agreement, there is no park dedication due in this area of the PUD. However, the plat is <br />providing a 35 foot wide linear park on the east plat boundary to accommodate a trail link <br />to the north. <br /> <br />Streets: The lots are proposed to receive public access from a northerly extension of <br />Royal Road. This cul-de-sac does not exceed the 600-foot length restriction. <br /> <br />o <br /> <br />Easements: The standard 10 foot drainage and utility easements (5 feet on common <br />property lines) are provided on lot perimeters. The wetlands on Lots 1, 7 and 8 should be <br />identified on the final plat as drainage and utility easements. <br /> <br />Tree Preservation and Planting Plan: The City needs to be provided with a copy of the <br />Tree Preservation and Planting Plan. <br /> <br />77 <br /> <br /> <br />
