I I I I I I I I I I I I I I I I I I CASE # ~ REQUEST FOR FINAL PLAT APPROVAL OF NORTHFORK HIGHLANDS 2ND ADDITION; CASE OF NORTH FORK, INC. By: Community Development Director Sylvia Frolik Background: North Fork, Inc. is requesting final plat approval of Northfork Highlands 2nd Addition. The plat consists of 11 lots on the west boundary of the Northfork PUD. The following items are enclosed for your information: a) Site location map b) Proposed final plat c) City Council meeting minutes dated March 28, 2000 d) City Staff review letter dated June 22, 2000 e) Proposed development agreement f) Proposed final plat resolution Notification: In accordance with State Statute, City Staff attempted to notify all property owners within 350 feet of the subject property of the request for preliminary plat approval and public hearing. No further notices were sent out related to the request for final plat approval. Observations: The City Council granted preliminary plat to Northfork Highlands 2na Addition on March 28, 2000. With respect to lot sizes and widths, all of the lots conform to the approved preliminary plat. The 11 lots will receive public access from the westerly extension of Inverness Lane and Jarvis Street. In accordance with the May 9, 1989 Northfork Park Dedication Agreement, park dedication will consist of a cash contribution in the amount of $500 per lot. Recommendation: City Staff recommends final plat approval at this time. Council Action: Motion to adopt Resolution #00~06- granting final plat approval to Northf'ork Highlands 2nd Addition contingent upon compliance with City Staff Review Letter dated June 22, 2000 and entering into a development agreement with the City.
