We offer the following comments: 1) Zoning and General: The property is zoned Planned Unit Development and is a part of the approved concept plan for Northfork dated January 1, 1985. The preliminary plat was approved on March 28, 2000. The plat consists of 11 lots. 2) Lot Dimensions and Area: In keeping with the Northfork P.U.D. concept and modifications approved in May of 1990, all of the lots in Northfork Highlands 2nd Addition are at least one acre in size and 160 feet wide. 3) Park Dedication: In accordance with the May 9, 1989 Northfork Park Dedication Agreement, there is a cash payment of $500.00/Iot due to the City prior to release of the plat for recording. 4) Streets: At the time of preliminary plat approval, City Staff directed that the public street should be named Inverness Lane N.W. It is shown as 160th Lane N.W. on the final plat and should be modified accordingly. 5) Drainage Plan: At the time of preliminary plat approval, the City Engineer requested the following modifications to the Grading and Drainage Plan. Lot 4 Block 1 shall be raised to 893 with a walkout elevation of 889. Lot 6 Block 2 shall be raised to 895, with a walkout elevation of 887. A driveway culvert shall be placed on Jarvis Street for Lot 6 Block 2. A drainage and utility easement shall be obtained from the golf gourse over the area necessary to accommodate the discharge from Radium Street and 160th Lane. 95
