We offer the following comments: <br /> <br />1) <br /> <br />Zoning and General: The property is zoned Planned Unit Development and is a part of <br />the approved concept plan for Northfork dated January 1, 1985. The preliminary plat was <br />approved on March 28, 2000. The plat consists of 11 lots. <br /> <br />2) <br /> <br />Lot Dimensions and Area: In keeping with the Northfork P.U.D. concept and <br />modifications approved in May of 1990, all of the lots in Northfork Highlands 2nd <br />Addition are at least one acre in size and 160 feet wide. <br /> <br />3) <br /> <br />Park Dedication: In accordance with the May 9, 1989 Northfork Park Dedication <br />Agreement, there is a cash payment of $500.00/Iot due to the City prior to release of the <br />plat for recording. <br /> <br />4) <br /> <br />Streets: At the time of preliminary plat approval, City Staff directed that the public street <br />should be named Inverness Lane N.W. It is shown as 160th Lane N.W. on the final plat <br />and should be modified accordingly. <br /> <br />5) <br /> <br />Drainage Plan: At the time of preliminary plat approval, the City Engineer requested the <br />following modifications to the Grading and Drainage Plan. <br /> <br />Lot 4 Block 1 shall be raised to 893 with a walkout elevation of 889. <br />Lot 6 Block 2 shall be raised to 895, with a walkout elevation of 887. <br />A driveway culvert shall be placed on Jarvis Street for Lot 6 Block 2. <br />A drainage and utility easement shall be obtained from the golf gourse over the area <br />necessary to accommodate the discharge from Radium Street and 160th Lane. <br /> <br />95 <br /> <br /> <br />
