Chalich Trucking currently has a truck <br />terminal located across the street from the proposed office building at 8049 - 146m Ave. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site Plan <br />Planning Commission Meetings Minutes dated July 10, 2000 <br />City Staff Review Letter dated June 30, 2000 <br />Proposed Development Agreement <br /> <br />Notification: <br /> <br />Site Plans are not required to be subject to a public hearing. <br /> <br />Observations: <br /> <br />The facility is proposed to be 1,568 square feet in size. Th.is complies with the '35% <br />building coverage restriction and all setback requirements. In accordance with City Code <br />a sufficient number of off-street parking spaces are provided and ali traveled surfaces of <br />the lot will be paved with bituminous and finished with B-612 concrete curb. <br /> <br />The parcel is approximately 2.14 acres in size; the applicant is proposing a total building <br />and bituminous pavement coverage of 6% or 5,600 square feet. Chalich Trucking will <br />establish a yard around the office building and paved area by installing sod. The <br />remaining area will continue to remain in its current natural state. <br /> <br />The exterior finish on the building is proposed to be a tan vinyl siding with decorative <br />brick on the east wall. The vinyl siding deviates from the B-3 Highway Business District <br />requirements and will require City Council approval. It should be noted that in 1986, the <br />applicant received City approval for the construction of the truck terminal across the <br />street. The approval required the applicant to apply brick facades on the south and east <br />sides of the building, The applicant has not constructed the required e~erior brick <br />facades. <br /> <br />The proposed landscaping plan is minimal and staff is requesting several modifications. <br />A minimum of seven (7) trees should be planted (typically decidious of 2 different <br /> <br />153 <br /> <br /> <br />
