Development Intern: Alex Blackburn <br /> <br />Background: <br /> <br />Independent Baptist Church is proposing to construct a 36 foot by 26 foot accessory building. <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated August 1, 2000 <br />Planning Commission meeting minutes dated August 1, 2000 <br />Proposed Development Permit <br /> <br />Notification: <br /> <br />Because public hearings are not required for site plans, no notification of the proposed accessory <br />building was forwarded to area propert7 owners. <br /> <br />Observations: <br /> <br />The property is zoned residential and churches are a permitted use. Policy is to apply <br />commercial standards to church sites. The subject site is approximately 256,500 square feet (5.8 <br />acres) in size. The proposed accessory building is to be 936 square feet in size; the principal <br />building is 3600 square feet in size. The total square footage of the principal building and the <br />accessory building does not exceed the 35% lot coverage restriction. The proposed size of the <br />accessory building does not exceed the 30% of principal building size restriction. <br /> <br />The proposed accessory building meets all the required setbacks. <br /> <br />The accessory building is proposed to be finished with white vinyl siding and light brown asphak <br />shingles. The construction materials are consistent w/th the residential area it's located in, but <br />deviate from commercial standards and require council approval. <br /> <br />The accessory bui]ding is not proposed to have an asphalt driveway at this time. Normally, the <br />City would require a paved and curbed access to the accesso~ building. The church has agreed <br />to paving and curbing an entrance road to the proposed building by no later than August 2005. <br /> <br />-191- <br /> <br /> <br />
