-202- <br /> <br />The new addition will create approximately 3,600 square feet of' additional paving <br />between the building addition and new driveway. The drainage from the new building <br />will be largely absorbed in turfed and wooded areas. The City Engineer recommended <br />that a curb be placed along the Northeasterly edge of the driveway to prevent erosion and <br />drainage onto the adjacent par:el which is located only five feet from the edge of the <br />driveway. <br /> <br />The Park and Utilities Supervisor reviewed the landscaping plan and has requested some <br />additional foundation landscaping and variation in tree species from the salvaged trees. <br /> <br />The Planning Commission reviewed Boilermakers site plan at their regular meeting on <br />July 10, 2000. The applicants noted the difficulties associated with installing curbing <br />around e,'dsting pavement. They also noted that the new pavement area may be expanded <br />in the near future and the curbing would have to be removed to facilitate that. <br /> <br />The Board of Adjustment met on August 2, 2000 and =o-ranted a 5-foot var/ance to the rear <br />yard setback. <br /> <br />The site plan was submitted to the City Council on August 8, 2000. The applicant was not <br />present at the meeting. The Council was concerned with waiving the curbing and a <br />possible redevelopment plan for that area, for those reasons Council tabled this case until <br />the applicant could be present to answer questions. <br /> <br />Recommendation: <br /> <br />The Planning Commission recommended approval of the site plan with curbing on the <br />north side of the parking area, waiving the curbing along the e,,cisting parking area until <br />the next overlay, and exterior building finish as proposed. <br /> <br />Council Action: <br /> <br />Motion to approve/deny the Boilermakers site plan contingent upon compliance with City <br />Staff Review Letter dated June 28, 2000, with modifications as recommended by the <br />Planning Commission. <br /> <br />Review ChecMist: <br />Parks and Utilities SuperVisor <br />Community Development Director <br />Community Development Assistant <br />City Engineer <br /> <br />CC: 08/22/00 <br /> <br /> <br />
