CASE # 5 <br /> <br />REQUEST FOR SITE PLAN REVIEW OF M&G LEASING; <br />CASE OF MILTON GLASS <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review from M&G Leasing. The ske <br />plan is proposing to construct a 7,800 square foot office and trailer sales showroom facility. Tke <br />area is generally located on the north side of State Highway #I0, west of Ramsey Blvd. and east <br />of Armstrong Blvd. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site Plan <br />M_nDot review letter dated August 11, 2000 <br />City Staff review letter dated July 28, 2000, Revision date August 17, 2000 <br />Draft Planning Commission Meeting Minutes dated August 22, 2000 <br />Proposed Development Ageement <br /> <br />Notification: <br /> <br />Site plans are not required to be subjected to a public hear/ng. <br /> <br />Observations: <br /> <br />The site is zoned B-3 Highway Business, office and showroom facilities are permitted in the <br />Highway Business district. The addition includes a 6,000 square foot trailer showroom area and a <br />1,800 square foot office facility. <br /> <br />The structure meets all Highway Business setback requirements and is in compliance with the <br />35% lot coverage restriction. The site plan proposes to have two (2) access points from State <br />Highway #10. Minnesota Department of Transportation has reviewed M&G Leasing's proposed <br />site plan and will only be allowing one (1) access from State Highway #10 at either the east or <br />west end of the property. Ail driveways and off-street parking areas will be paved and finished <br />with B-6/12 curbing. <br /> <br />Screening is not required because the adjacent parcels are also zoned Higkway Business. The <br />facility will be served by on-site sewer and water facilities. The proposed double box parking lot <br />lighting fixtures appear to meet City Code. <br /> <br />-237- <br /> <br /> <br />
