-58- <br /> <br />Case #5: <br /> <br />Request for Final Plat Approval of 1Northfork Highlands 2nd Addition; Case <br />of North Fork, Inc. <br /> <br />Community Development Director Frolik stated that North Fork, 1.nc. requested final plat <br />approval of Northfork Highlands 2na Addition. The plat consists of 11 lots on the west boundary <br />of the Northfork PUD. The City Council ganted preliminary plat to the Northfork Highlands 2~a <br />Addition on March 28, 2000. With respect to lot sizes and widths, all of the lots conform to the <br />approved preliminary plat. The i 1 lots will receive public access from the westerly extension of <br />Inverness Lane and Jar/is Street. In accordance with the May 9, 1989 Northfork Park Dedication <br />Agreement, park dedication will consist of a cash contribution in the amount of $500 per lot. <br /> <br />Motion by Councilmember Hendriksen, seconded by Councilmember Connolly, to adopt <br />Resolution #00-06-160 ganting final plat approval to Northfork Highlands 2nd Addition <br />contingent upon compliance with City StaffReview Letter dated June 22, 2000 and entering into <br />a development agreement with the City. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Hendriksen, Connotly, Anderson, <br />and Zimmerman. Voting No: None. <br /> <br />Case #6: <br /> <br />Request for Final Plat Approval of Valley View Acres; Case of Philip <br />Johnson <br /> <br />Community Development Director Frolik stated that Philip Johnson appeared before the <br />Planning Commission and City Council requesting preliminary plat approval to plat two existing <br />homes on 38.7 acres in the rural residential district into four single family lots. Mr. Johnson is <br />now requesting final plat approval of Valley View Acres. At the time of preliminary plat <br />approval, the City Council requested that Nh-. Johnson provide an easement for the possible <br />future expansion of 178"' Lane to the west boundary of the plat. The final plat'does reflect a 66- <br />foot drainage and utility easement from the cul-de-sac to the westerly property line. The <br />Development Agreement requires conveyance of this easement to the City for road purposes if <br />necessary in the future. The Board of Adjustment granted a variance to the 200-foot lot width <br />requirement for Lots 1 and 2. The applicant has submitted a required street and storm water plan <br />for 178'h Lane cul-de-sac. The proposed paving plan has been reviewed and approved by the <br />City Engineer. Park dedication in the amount of $1,200 per lot, and trail fees in the amount of <br />$300 per new lot, will be collected for each of the three newly created lots. <br /> <br />Motion by Councilmember Cormolly, seconded by Councilmember Hendriksen, to adopt <br />Resolution #00-06-161 granting final plat approval to Valley View Acres, contingent upon <br />compliance with City Staff Review Letter dated June 21, 2000 and entering into a Development <br />A~eement with the City of Ramsey. <br /> <br />City Council/June 27, 2000 <br />Page 15 of 26 <br /> <br /> <br />
