7. That although the Applicant is not proposing use of the structure as a home occupation, <br />City Code Section 117 -351 relating to home occupations states that the area set aside for <br />the home occupation in attached or detached accessory structures shall not exceed total <br />accessory building space or height allowed on the site of the home occupation, as <br />established in Section 117 -349 of City Code. <br />11. That in addition to the existing attached garage, detached accessory structure, and the <br />Structure, the Applicant currently has three accessory structures on the Subject Property <br />that are proposed to be removed upon completion of the Structure. Said structures include <br />a 96 square foot detached accessory structure and two (2) membrane structures. <br />12. That the Structure appears to meet all applicable setbacks. <br />13. That the Subject Property will adequately support the Structure. <br />14. That the Structure will allow for the removal of other structures on the Subject Property <br />to consolidate existing storage. <br />15. That the Structure is needed to accommodate the indoor storage of multiple items. <br />16. That there is space on the Subject Property for proper access for the Structure. <br />17. That the Structure will meet City Code in terms of architectural standards, and will <br />include enhanced architectural elements, specifically the introduction of stone at the base <br />of the facade. <br />18. That the proposed use will not adversely impact traffic in the area. <br />19. That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use or to the public welfare. <br />20. That the proposed use will not substantially adversely impair the use, enjoyment, or <br />market value of any surrounding property. <br />21. That the proposed use will not be hazardous or disturbing to existing or future <br />neighboring uses. <br />22. That the proposed use will be served adequately by public facilities and services such as <br />highways and streets. <br />23.
