EXHIBIT A PARCEL 7 A perpetual easement for roadway and utility purposes over, under, across and through part of the following described property: The Northwest Quarter (NW¼) of Section Thirty-five (35) in Township Thirty-two (32), Range Twenty-five (25), excepting therefrom seven (7) parcels thereof, described as follows, viz: 1 st: Commencing at the northeast comer (NE) of the Northwest Quarter (NW¼) of said Section Thirty-five (35), said Township and Range; thence running west (W) along the North (N) boundary line of said Northwest Quarter (NW¼) fifty-one (51) rods; thence m~ming south (S) and parallel with the east (E) boundary line of said Northwest Quarter (NW¼) to the line of the Northern Pacific Railway Company; thence running easterly (E) and parallel with the said railway to the south (S) line of said Northwest Quarter (NW¼); thence running east (E) along the south (S) line of said Northwest Quarter (NW¼) to the southeast (SE) comer thereof; thence running north (N) along the east (E) line of said Northwest Quarter (NW¼) to the place of beginning; 2nd: A strip heretofore conveyed to the First Division of the Saint Paul & Pacific Railroad Company, fifty (50) feet in width on either side of and parallel with the center line of the track of said Railway Company; 3rd: The tight-of-way of the Northern Pacific Railway Company 4th: All that portion of said Northwest Quarter (NW¼) lying and being south of the United States Military Road, so-called 5th: Beginning at a point on the south line of said Northwest Quarter distant 1195 feet east from the southwest comer of said Northwest Quarter; thence on an assumed bearing of North 89 degrees 01 minutes 41 seconds East, along said south line, a distance o f 689.68 feet to the intersection with the southwesterly tight-of-way line of Burlington Northern, Inc. (formerly Saint Paul & Pacific Railroad Company); thence North 66 degrees 40 minutes 46 seconds West, along said right-of-way line, a distance of 647.80 feet to the intersection with a line beating North 19 degrees 27 minutes 07 seconds East from the point of beginning; thence South 19 degrees 27 minutes 07 seconds West a distance of 284.38 feet to the point of beginning.
