CASE # <br /> <br />REQUEST TO INTRODUCE ORDINANCE TO REZONE PROPERTY FROM <br /> R-1 URBAN RESIDENTIAL TO R-3 URBAN RESIDENTIAL; <br /> CASE OF ANOKA COUNTY COMMUNITY ACTION PROGRAM (ACCAP) <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />The Anoka County Community Action Program is in the process of acquiring property from thc <br />City of Ramsey to do a multi-family rental housing project. The property is located on the west <br />side of T.H./147 at the intersection with Sunwood Drive N.W. <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to persons owning property within 350: <br />feet of the Subject Property. Staff attempted to notify property owners within 500 feet of .the <br />Subject Property. <br /> <br />Observations: <br /> <br />The project site is approximately 11.3 acres in size. ACCAP is proposing to develop 31 dwelling <br />units on Lot 1 which is 4.3 acres in size. Nine acres of the 11 acre site is currently zoned R-3 <br />Urban Residential for multi-family housing; and 2.3 acres of that 9 acres is within Lot 1, The <br />remaining 2 acres of Lot 1 'adjacent to T.H. ~7 is zoned R-1 Urban Residential. A rezoning of <br />that 2 acres is required to accommodate the development proposal. <br /> <br />The 12/21/99 draft Comprehensive Plan identifies this property for development with high <br />density housing, currently established in the draft with a maximum of 7 units per acre.
