CASE#: <br /> <br />REQUEST FOR SITE PLAN REVIEW OF SUNWOOD ESTATES:. <br />CASE OF ANOKA COUNTY COMMUNITY ACTION PROGRAM <br />By: Megan Wald, Community DeveIopment Assistant <br /> <br />Background: <br /> <br />Jeff Johnson from Anoka County Community Action Program (ACCAP) has' applied for site <br />plan review to develop 31 for-rent townhomes on the property located west of H.ighway #47 (St. ' <br />Francis Blvd.) and east of Sunwood Drive. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site Location Map <br />Site Plan <br />Draft Planning Commission meeting minutes dated November 6, 2000 <br />City Staff Review Letter dated November 3, 2000, revised November 17, 2000 <br />Proposed Develo vment Permit <br /> <br />Notification: <br /> <br />Site Plan's are not required to be subjected to a public hearing, however the. Applicant is' <br />requesting that a portion of the property to be rezoned from R-1 Single Family to R;3 Urban <br />Family. State Law requires notification of residents within 350' of the Subject Property for <br />rezoning requests. Staff attempted.to notify residents within 500 feet of the Subject Property. <br /> <br />Observations: <br /> <br />The property consists of approx/mately t 1.31 'acres and is currently zoned R-3 Urban'Residential <br />and R-1 Single Family. The City has received an application to rezone the R-lportion of the' <br />property to R-3 Urban Residential, which allows a max2mum of 7 units per acre. The draft <br />comprehensive plan targets this area for high-density residential uses and high-density <br />development has been established at a maximum of 7 units per acre. The developer is prOposing <br />to develop 31 rental townhouse units, which equates to a gross density of 2.7 units per acre and a <br />net density of 7 units per acre. <br /> <br />The site plan is proposing to construct seven two-bedroom and six three-bedroom twinhome <br />units, one three-bedroom one level twinhome (Handicap adapted unit), one five-bedroom one <br />level twinhome (Group Home), three quadhome structures (12 units) that contain two and three <br />bedrooms, and one four-plex unit that has two one-bedroom and two two-bedroom units. <br /> <br />-165- <br /> <br /> <br />
