I <br />I <br /> <br />CASE <br /> <br /> REQUEST FOR FINAL PLAT APPROVAL OF HOLIDAY ACRES; <br />CASE OF PHOENIX ENTERPRISES AND LYNDALE TERMINAL COMPANY <br />By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />Rick Foster of Phoenix Enterprises and Victor Sacco of Lyndale Terminal COmpany is <br />requesting final plat approval to replat Outlot A, B, C, and G of River's Bend 3rd Addition <br />into two commercial lots generally located on the corner of State Highway #47 and <br />Xkimo Street. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />Draft Planning Commission meeting minutes dated December 5, 2000 <br />City Staff review letter dated December 6, 2000 <br />Proposed resolution for final plat approval <br />Proposed development agreement <br /> <br />Notification: <br /> <br />Minor Subdivisions are not required to be subjected to a public hearing, however the <br />Applicant is also requesting that the. property be rezoned from B-1 Business to B-2 <br />Business. State Law required properties within 350 feet of the Subject Property be <br />notified of the rezoning request. Staff notified residents within 350' of the Subject <br />Property along with residents in Rivers Bend 3rd and 4t~ Addition. <br /> <br />Observations: <br /> <br />The property consists of approximately 6.80 acres and is proposed to be platted into two <br />lots. Lot 1 will be approximately 1.40 acres and Lot 2 will be 5.40 acres. <br /> <br />The proposed parcel meets the half-acre minimum lot size requirement, the 100-foot width <br />and 150-foot depth requirement established in the Business District. <br /> <br />The site will derive two access points from Xkimo Street. The final plat needs to be <br />modified to dedicate.access rights along TH47 to the State. <br /> <br />The site will be serviced by municipal sewer and water facilities, <br /> <br />The standard drainage and utility easements are provided along the perimeters of both <br />lots.
