City of Ramsey <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 <br /> <br />PHONE: (612) 427-1410 FAX (612) 427-5543 <br /> TDD (612) 427-8591 <br /> <br />January 27, 2000 <br /> <br />City of Ramsey Planning Commission <br />15153 Nowthen Boulevard NW <br />Ramsey, MN 55303 <br /> <br />Re: Sketch Plan Review - Business Park 95 8th Addition <br /> <br />Planning Commission Members: <br /> <br />Hakanson Anderson Associates has been engaged by the City of Ramsey to prepare a minor <br />subdivision to create a lot in the Business Park 95 Industrial Park for Systematic Refrigeration. <br />The sketch plan is entitled Preliminary Plat of Business Park 95 Eighth Addition for City of <br />Ramsey and consists of one sheet dated January 13, 2000, revision date January 20, 2000. We <br />offer the following comments: <br /> <br />General: The plat is in the Industrial District and consists of one lot and one outlot. <br /> <br />Lot Sizes and Dimensions: There is a one acre minimum lot size and a 200 foot minimum lot <br />width in the Industrial District. The proposed lot is approximately 6.6 acres in size and is 326 <br />feet wide at 140th and Radium and 376 feet wide at Industry Avenue. <br /> <br />Grading and Drainage Plan: A detailed grading and drainage plan will be required with the <br />site plan submitted for the development of the lot. The standard drainage and utility easements <br />are proposed on the south, west and north property lines. The standard easement is not being <br />required on the east property line as Systematic Refrigeration has indicated an intention to <br />expand to the east in the future; such an expansion would require vacating any easement on the <br />east property line. <br /> <br />Streets: The plat will receive public access from existing streets on the south, Radium and 140th <br />Avenue. In the event Systematic Refrigeration does not expand onto the adjacent property to the <br />east in the future, Staff has requested, that there be some provision in the plat for the adjacent <br />property to the east to also have public access to Radium and 1404.
