CASE #5 <br /> <br />NOTE VACANT PROPERTY NORTH OF THE EXTENSION OF SUNWOOD DRIVE <br /> By: Mark Boos, Parks/Utilities Supervisor <br /> <br />Background: <br /> <br />As the Commission may be aware, the Trunk Highway #47 improvement project scheduled to <br />begin this summer, includes construction of Sunwood Drive from its existing terminus east of <br />Erkium Street cul-de-sac to 149th Avenue at Trunk Highway #47. Northeast of where the "new" <br />Sunwood meets the existing portion will be a mitigation site to replace wetlands filled elsewhere <br />in the project. One or more of the property owners adjoining this area have requested the <br />opportunity to purchase some of this land to enlarge their lots. This property is shown generally <br />in the crosshatched area of the attached plan sheet (numbered 71 of 238). Three other plan sheets <br />are also enclosed for your information. <br /> <br />Observations: <br /> <br />The purpose of this case is to determine if there is park or open space value to this portion of <br />high ground adjacent to the wetland to be created. Staff notes that Solstice Park is quite near and <br />in addition to probable easterly expansion, the park will most likely receive a connection to <br />Sunwood Drive via a trail corridor east of the existing homes on the south side of Sunwood <br />Drive. There does not appear to be any trail or park development opportunities associated with <br />this "vacant" property on the north side of Sunwood Drive. Staff also notes that there may be <br />some value in leaving this land as permanent open space - if no other reason than to maintain a <br />buffer between the wetland and the residential land use. <br /> <br />Commission Action: <br /> <br />Determine public open space value - if any - to the described parcel and recommend/not <br />recommend sale of the land. <br /> <br />Reviewed by: <br /> <br />Copies also distributed to: <br /> <br />Parks/Utilities Supervisor <br />City Engineer <br /> <br />City Administrator <br />Director of Public Works <br />Community Development Director <br /> <br />PR:03/09/00 <br /> <br /> <br />
