CASE #5 NOTE VACANT PROPERTY NORTH OF THE EXTENSION OF SUNWOOD DRIVE By: Mark Boos, Parks/Utilities Supervisor Background: As the Commission may be aware, the Trunk Highway #47 improvement project scheduled to begin this summer, includes construction of Sunwood Drive from its existing terminus east of Erkium Street cul-de-sac to 149th Avenue at Trunk Highway #47. Northeast of where the "new" Sunwood meets the existing portion will be a mitigation site to replace wetlands filled elsewhere in the project. One or more of the property owners adjoining this area have requested the opportunity to purchase some of this land to enlarge their lots. This property is shown generally in the crosshatched area of the attached plan sheet (numbered 71 of 238). Three other plan sheets are also enclosed for your information. Observations: The purpose of this case is to determine if there is park or open space value to this portion of high ground adjacent to the wetland to be created. Staff notes that Solstice Park is quite near and in addition to probable easterly expansion, the park will most likely receive a connection to Sunwood Drive via a trail corridor east of the existing homes on the south side of Sunwood Drive. There does not appear to be any trail or park development opportunities associated with this "vacant" property on the north side of Sunwood Drive. Staff also notes that there may be some value in leaving this land as permanent open space - if no other reason than to maintain a buffer between the wetland and the residential land use. Commission Action: Determine public open space value - if any - to the described parcel and recommend/not recommend sale of the land.
