CASE #

REQUEST FOR PRELIMINARY PLAT APPROVAL OF
NORTHFORK OAKS 4TM ADDITION;
CASE OF NORTH FORK, INC.
By: Community Development Director Sylvia Frolik

Background:

North Fork, Inc. is requesting preliminary plat approval of Northfork Oaks 4th Addition. The
plat consists of six new lots and the replat of two existing lots in the northeast comer of the
Northfork PUD. The following items are enclosed for your information:

a)
b)
o)

Site location map
Proposed preliminary plat, grading plan & letter from applicant dated 2-16-00
City Staff review letter dated March 2, 2000

Observations:

The subject plat was part of a larger area that received preliminary plat approval in 1995 as
Northfork Oaks 2na Addition. Northfork Oaks 2na Addition consisted of 73 acres proposed to be
developed with 37 single-family lots. The first phase to be recorded, Northfork Oaks 2nd
Addition, consisted of 10 lots and Northfork Oaks 3rd Addition consisted of 21 lots. The
preliminary plat for Northfork Oaks 2na Addition expired prior to the remaining 6 lots being
recorded. Therefore, the applicant was required to obtain a new preliminary plat approval for the
final six lots prior to final plat approval and recording. North Fork was also interested in
straightening out the common property line between Lot 6 and 7 in the Third Addition so that
replat is included as a part of the North Fork Oaks 4th Addition.

The lots range in size from 1.7 to 3.4 acres, which exceeds the Northfork PUD one-acre
minimum lot size. Only Lot 6 meets the 160-foot lot width requirement at the 40-foot building
setback line.

The lots are proposed to receive public access from the northerly extension of Royal Road.

In accordance with the May 9, 1989 Northfork Park Dedication Agreement, there are no park
dedication obligations to be met in this plat. However, the Developer has agreed to dedicate a
35-foot linear park along the east boundary of the plat to facilitate a trail link to the north.

The Grading Plan identifies stands of existing trees but it does not identify trees to be preserved
and the planting of one tree in each front yard. The Developer has engaged the services of
Kunde Company to prepare their Tree Preservation Plan.

The Drainage Plan has been reviewed by the City Engineer and is acceptable.
