CASE #10 <br /> <br />REQUEST FOR SKETCH PLAN APPROVAL OF VALLEY VIEW <br />CASE OF PHILIP JOHNSON <br /> By: Megan Barnett, Community Development Assistant <br /> <br />Background: <br /> <br />Philip Johnson is requesting sketch plan aPproval to plat forty (40) acres in the rural residential <br />district into four (4) single family lots. The property is located North of Green Valley Road on the <br />west side of 178th Lane NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sketch plan <br />City Staff review letter dated .March 2, 2000 <br /> <br />Observations: <br /> <br />The sketch plan proposes to plat four (4) residential lots that are subject to the 4 in 40 density <br />zoning restrictions. Each lot must have 200 feet of frontage on a public road and lots on a cul-de- <br />sac must be 200 feet wide at the building setback. All four (4) lots meet the density requirements, <br />however Lots 1 & 2 do not meet the minimum 200-foot of frontage requirement at the building <br />setback line. A variance may be required or another option may be to research adjusting the lot <br />lines on Lots 1 & 2 so they meet the 200-foot requirement. This is a possible solution as long as <br />Lot 3 does not go below 7.5 acres in size. <br /> <br />Three lots will have access from a cul-de-sac extending west of 178th Lane. The fourth lot <br />currently has access from Green Valley Road. It is anticipated that the developer will pay the costs <br />of paving 178th Lane from the cul-de-sac to Vanadium Street. <br /> <br />The City is requiring the submittal of a grading and drainage plan; wetlands must be delineated as <br />drainage and utility easements. <br /> <br />The Fire Chief reviewed the proposed sketch plan and advised that the level of public service will <br />depend on how well the property owners maintain their extra long driveways. <br /> <br />The Park Commission will review the plat for park dedication requirements at their regular meeting <br />in March.
