Page 2 <br />March 2, 2000 <br />Valley View Sketch Plan <br /> <br />Soils: The soils on the property consist of Heyden and Dalbo soil groups which are class one (1) <br /> <br />Drainage and Easements: Wetlands will need to be delineated with drainage and utility easements <br />at the time of preliminary plat. <br /> <br />Park Dedication: The plat will be forwarded to the Park commission for their review at their <br />regular meeting <br /> in <br /> March. <br /> <br />Tree Preservation: The developer must include a tree preservation plan when a preliminary plat is <br />submitted. This plan identify existing tree growth that preserved during construction <br /> should <br /> will <br /> be <br />and the new planting of one 2 inch diameter tree, of an approved species in the front yard of each <br />new lot created. No grading will be allowed until this requirement is fulfilled. <br /> <br />Trial Development Fees: The City has established a trial development fee of $300 per dwelling <br />unit that is collected prior to the release of the f'mal plat for recording. Trail fees will need to be <br />collected for three (3) lots. <br /> <br />Stormwater Management Fee: The City has established a stormwater management fee of $366 <br />per dwelling unit that is also collected prior to the release of the f'mal plat for recording. <br />Stormwater management fees will need to be collected for three (3) lots. <br /> <br /> ' <br />The Planning Commission will meet immediately following the 7:00pm Board of Adjustment <br />meeting on Monday, March 6, 2000 to consider your request for sketch plan approval of Valley <br />View.
