o

o

10.

11.

12.

agreement will require that the homeowners covenants confirm that the the interior streets
will remain private and the responsibility of the'homeowners association. The pavement
width on the private street is proposed at 26 feet; 'on-street parking will be restricted to one
side to maintain adequate emergency vehicular access. "No parking" signs should be
installed along the private street to ensure continuous free access by emergency vehicles.

Grading and Drainage: The grading and drainage plan has been presented and approved as a
part of the preliminary plat approval of the subdivision.

Landscaping and Screening'.. At the (late of this writing, Staff has not had the opportunity to
perform a detailed review of the landscape plan. It is shown that 2 trees and 8 shrubs are
proposed for each quadhome structure. General comments at this time are: the landscape
plan should be modified to identify areas to be irril~ted, an additional species or two for the
trees should be considered for long term disease r~istance and variety, spirea and barberry
shrubs are overused, the second item in the shrub~ key is Black Hills Spruce and this is
acknowledged as a simple error to be corrected.

Off Street Parking, Design: All off-street parking nodes will be paved and finished with B-
612 concrete curbing. The individual driveway units will also be paved.

Utilities and Water Usage: The development will be served by municipal water and sanitary
sewer.

Off Street Parking, Number: For purposes of the quadhome area, each quad_home structure
will have 3 double garages and 1 single garage. Off-street parking can also be
accommodated in the paved driveway and there are 9 additional off-street parking spaces
within 2 parking nodes provided on Block 2.

Architectural Standards: The building plans indicate that the structures will be sided with
maintenance free siding and asphalt shingles.

Minimum Floor Area: The Multiple Residential 0VIR) District regulations in City Code were
used to critique the proposed unit sizes. The MR District establishes a minimum total floor
area of 800 square feet for multiple level units. Ali of the quadhomes are bi-level and have a
minimum of 888 finished square feet of living space.

Street Lights: The Developer should make arrangements with Connexus to install the street
lights and the homeowners associations will be responsible for the utility bill. The City
Engineer should be provided with a copy of the street light layout for incorporation into the
City street light map.
