Sketch Plan Review: Bulow Property <br />Page 2 of 2 <br />January 28, 2000 <br /> <br />o <br /> <br />4 <br /> <br />also give the City the opportunity to address site improvements and architectural <br />standards related to the detached townhomes and twinhomes <br /> <br />Densi _ty: The subject property is 15.75 acres in size and the draft Comprehensive Plan <br />allows up to 15 units per acre in high density residential areas. The sketch plan identifies <br />a total of 236 townhomes and apartment units which equates to a density of 15 units per <br />acre. In Staff's opinion, the use of detached townhomes adjacent to the single family <br />homes in the Flintwood PUD meets the intent of the high density residential language in <br />the draft Comprehensive Plan. That section states that when there is existing single <br />family housing, the high density residential plan shall have detached single family lots <br />abutting the existing single family lots. <br /> <br />Street Access: Barium and Argon Streets are proposed to be extended south into the plat <br />and continue through to Dysprosium Street, which then feeds into County Road #116. <br />Consideration should be given to the feasibility of aligning the access onto Dysprosium <br />Street N.W. with the access to Flintwood Hills 5th Addition on the west side of <br />Dysprosim-n. The interior of the townhome area is proposed to be served by a private <br />street. <br /> <br />Performance Standards: The PUD ordinance will establish appropriate performance <br />standards relating to setbacks, lot coverage, landscaping, parking, screening, architectural <br />standards, minimum floor areas, etc. <br /> <br />Grading and Drainage: A grading and drainage plan is required for preliminary plat <br />approval. <br /> <br />Traffic Generation Analysis: The City Charter requires an analysis of the traffic <br />projections. City Staff will forward a copy of the preliminary plat to the consultant of <br />choice for this report. <br /> <br />Utilities and Water Usage: The development will be served by municipal water and <br />sanitary sewer. <br /> <br /> <br />
