CASE # <br /> <br /> REQUEST FOR SKETCH PLAN APPROVAL OF <br />BUSINESS PARK 95 8TH ADDITION; CASE OF CITY OF RAMSEY <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />The City of Ramsey is in the process of platting another lot in the Business Park 95 Industrial <br />Park. The area to be platted is generally north of the intersection of 140t~ and Radium, and south <br />of Industry Avenue. The following items are enclosed for your review: <br /> <br />a) Site location map <br />b) Proposed sketch plan (preliminary plat) <br />c) City Staff review letter dated January 27, 2000 <br /> <br />Observations: <br /> <br />In the Industrial District, the minimum lot size is 1 acre and the minimum lot width'is 200 feet. <br />The proposed lot is 6.6 acres in size and is more than 300 feet wide at 140' and at Industry <br />Avenue ..... <br /> <br />The lot will be developed by Systematic Refrigeration and public access is planned from Radium <br />and 140~. Systematic Refrigeration plans to expand'to the east in the future. In the event <br />Systematic Refrigeration does not expand to the east and that property is developed by another <br />business, Outlot A has been platted in the southeast comer of the plat to provide for a future <br />extension of 140~ Avenue to the east if it is required. <br /> <br />A grading and drainage plan will be provided as part of the site plan for the development of the <br />lot. The standard drainage and utility easements are provided along the south, west and north <br />property lines. The standard easement is not being required on the east property line because if <br />Systematic expands to the east, the easement would have to be vacated. <br /> <br />Recommendation: <br /> <br />City Staff recommends sketch plan approval. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council grant f'mal plat approval to Business Park 95 8th <br />Addition. <br /> <br />Review Checklist: <br />City Engineer <br /> <br />PC: 02/01/00 <br /> <br /> <br />
