The sketch plan is entitled Pr.eliminary Plat of West Radium Business Center First <br />Addition and consists of one sheet. We offe~ the following comments: <br /> <br />General: The plat is in the Industrial Zoning District and consists of two (2) lots. <br /> <br />Lot Sizes and Dimensions: There is a one-acre minimum lot size and a 200 foot minimum lot <br />width in the Industrial District. The proposed lot size for the combined areas of lots 1 and lA is <br />approximately 2.8 acres. The proposed lot size for the combined areas of lots 2 and 2A is <br />approximately 2.7 acres. The lot width for lots 1 and lA is 275.27 feet. The lot width for lots 2 <br />and 2A is 298.85 feet. Both of the lots meet the minimum requirements for lot size and <br />dimensions. <br /> <br />Grading and Drainage Plan: A detailed grading and drainage plan has been provided with the <br />site plan submitted for the development of the lots. The standard drainage and utility easements <br />are proposed on all property lines, with the exception of the common property line shared by the <br />two proposed lots. The standard easements are not being proposed on the common property line <br />to facilitate a proposed zero lot line development with a shared traffic lane along this line. Staff <br />finds the elimination of the drainage and utility easement for this paved area acceptable. It should <br />be noted that all storm sewer placed within the site shall be owned and maintained by the <br />property owner. <br /> <br />Streets: The plat will have three (3) public access points from existing streets. Lots 1 and IA <br />will be accessed from the north on 140t~ Avenue, as well as a shared access point on Radium St. <br />NW. Lots 2 and 2A will be accessed from the shared point and along Radium St, as well as an <br />additional access point o Radium Street in the southeastern portion of the property. <br /> <br />Utilities: Municipal water and sanitary sewer will service both lots. <br /> <br />Park Dedicationi In minor subdivisions, the City requires park dedication for each new lot <br />created. The Park Commission will be reviewing the plat at their regular meeting in March <br /> <br /> <br />
