We have also received the Grading and Drainage and Erosion Control Plan <br />(Sheet C1) dated February 11, 2000 prepared by Plowe Engineering. We offer the following <br />comments: .' <br /> <br />General: The plan proposes to construct an office building with a track terminal and a future <br />recycling transfer station. The site is generally located west of Azurite Street and North of <br />McKinley Street. <br /> <br />%oning: The site is zoned Business Warehouse; the Site Plan submitted should be modified to <br />correctly reflect BW, Business Warehouse instead of I, Industrial. The Business Warehouse <br />district permits office buildings and transportation terminals. <br /> <br />Access: The site plan proposes to have four access points; two onto Azurite Street and two onto <br />McKinley Street. The access plan is acceptable. <br /> <br />Building Size: The office building is proposed to be 19,926 square feet in size, with a second <br />floor mezzanine area of 1,248 square feet. A recycling facility of 17,100 square feet in size is <br />shown on the site plan, but is being proposed for construction at a future date. <br /> <br />Lot Coverage: The site is approximately 8.94 acres or 378,616 square feet in size and City Code <br />restricts building coverage to 35 percent of a lot area or 132,516 square feet in this case. The size <br />of the proposed structure, including the future addition, is 37,026 square feet. <br /> <br />Utilities: Sanitary sewer and municipal water are provided along both McKinley and Azurite <br />Streets. Service connections located behind the street curb are available on McKinley Street. <br /> <br /> <br />
