CASE # <br /> <br />REQUEST FOR SITE PLAN REVIEW; CASE OF SYSTEMATIC REFRIGERATION <br /> By: Anita Rasmussen, City Planner <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review and approval from Systematic <br />Refrigeration for a new facility generally located south of Industry Avenue NW and north of'the <br />intersection of 140th Avenue NW and Radium Street NW. The following items are enclosed: <br /> <br />a) Site location map <br />b) Site plan <br />c) City Staff Review Letter dated March 3, 2000 <br /> <br />Observations: <br /> <br />The proposed office building is 80,280 Square feet in size. Building coverage is restricted to <br />35% of the lot area, which is 99,856 square feet. The plan also proposes a future expansion on <br />the property to the east for additional office, warehouse and manufacturing space. The proposed <br />building constitutes 28% lot coverage. All proposed structure location complies with all setback <br />requirements. <br /> <br />The plan proposes an insulated precast concrete wall in a grey color. The texture is to be raked <br />with a smooth horizontal band. The roof is to be constructed with a prefmished metal cap <br />flashing with the canopy's also constructed with a prefmished steel fascia. The number of <br />loading berths proposed is in compliance with City Code. <br /> <br />City Code requires 106 parking spaces. The proposed plan provides 111 spaces. In accordance <br />with City Code, all traveled surfaces of the site will be paved with bituminous and finished with <br />B-612 concrete curb. · ' <br /> <br />The landscape plan meets the minimum requirements. Staff is suggesting that the landscape plan <br />should show the trails relationship to the Hackberry's on the north side of the site and that the <br />trees be alternated fi:om one side of the trail to the other. <br /> <br />The plan proposes to grade both the area for the Systematic Refrigeration building and the vacant <br />lot to the east which will accommodate the future expansion. The building and the paved area <br />are graded to drain into a detention pond, which will be constructed on the southwest comer of <br />the site. Erosion control will need to be provided and maintained until vegetation is re- <br />established over this area. <br /> <br />The waste storage location and construction materials are acceptable. The plan is deficient of a <br />lighting plan. The light fixture specs and diagrams are subject to the approval by the City <br />Engineer. <br /> <br />/5 <br /> <br /> <br />
