CASE# <br /> <br />REQUEST FOR A GRADING PERMIT NORTHFORK LAKE ADDITION <br />CASE OF NORTH FORK, INC. <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />On February 15, 2000, the City received an application from North Fork, Inc. to regrade Lots 3 and <br />4, Block 2, Northfork Lake Addition. The purpose of the project is to create more attractive <br />building sites. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Applicant's letter and Grading Plan <br />Proposed findings of fact <br />Proposed conditional use permit <br /> <br />Notification: <br /> <br />State law requires notification of the required public hearing to persons owning property within 350 <br />feet of the Subject Property. Staff attempted to notify property owners within 500 feet of the <br />Subject Property. <br /> <br />Observations: <br /> <br />In 1995 and again in 1997, the City issued grading permits to North Fork, Inc. to regrade Lots 3 and <br />4 in North_fork Lake and export approximately 15,000 cubic yards of material from the site. The <br />grading permit was approved in order to create more attractive, walkout style building sites. Both <br />of the previous grading permits lapsed prior to the grading project being initiated or completed. <br /> <br />In February of this year, .the City received a new application for a grading permit on the subject <br />property. The revised project would consist of movement of about 6,000 yards of materials and no <br />exporting of soils from the site. The Applicant has.indicated that removal of the soils from the site <br />is cost prohibitive to the project. <br /> <br />The Applicant indicates that the project would take a 30 days to complete. Silt fence and other <br />erosion control measures should be required to protect adjacent properties. The revised grading <br />would not affect existing drainage patterns. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the permit. <br /> <br /> <br />
