The site is located at 7815 Riverdale Drive, generally located South of
State Highway #10 and East of Armstrong Blvd. (County Road 83). The applicant received a
Conditional Use Permit in 1992 for the manufacturing portion of the facility. The Conditional
Use Permit that was issued on March 24,1992 stated any expansion or enlargement of the
manufacturing operation requires the applicant to obtain a new Conditional Use Permit.
Subsequent to the issuance of a Conditional Use Permit on March 24, 1992 the demand for
canvas boat covers, fish houses and other related items has greatly increased. The applicant is
asking for an expansion of his existing building to provide more manufacturing and warehousing
area to adequately serve the increase in customers. Staff did receive a phone call from the
property owner located to the east that would like to go on record saying they would like
provision included in the permit requesting outside storage of materials, equipment and related
items. City Staff recommends approval of the request to amend the conditional use permit.

Citizen Input

There was none.

Motion by Commissioner Johnson, seconded by Commissioner Kociscak, to close the public
hearing.

Motion Carried.
