with the 35% building coverage restriction and all setback requirements. The exterior finish on <br />the building is proposed to consist of rock and smooth face concrete block that will match the <br />existing building materials. The applicant is also requesting that an area of 6,280 square feet, <br />within the boat storage yard be paved with crushed asphalt instead of bituminous pavement. The <br />applicants business requires tight maneuvering of double and triple axle trailers in this area. <br />These trailers cannot be maneuvered on hard surfaces'in a confined area without the possibility <br />of trailer tires peeling to the side and off the rim which would cause damage to their customers <br />merchandise. City Staff recommends site plan approval contingent upon compliance with the <br />City Staff Review Letter dated April 28, 2000, with the boat storage yard as proposed. <br /> <br />Acting Chairperson Nixt asked if the applicant has any issues with the City Staff review letter. <br /> <br />Mr. Franta responded iris only question is regarding the landscaping. The plan indicates an <br />alignment of seven or eight trees would be rriore desirable along Riverdale Drive than Highway <br />10. <br /> <br />Community Development Assistant Wald stated the Park Supervisor thinks the current pines <br />along Highway #10 are sufficient and landscaping alon~ P4verdale Drive is more important to <br />address. He would like a variety of oaks, not all mock orange bushes, on Riverdale Drive, <br />instead of Highway # 10. <br /> <br />Acting Chairperson Nixt asked if the lighting requires modification. <br /> <br />Mr. Franta stated there would be another light over the entry door. He explained it would shine <br />straight down. He then reviewed the site plan with the additional proposed trees along Riverdale <br />Drive. <br /> <br />Commissioner Dempsey commented he did not know if seven or eight additional trees would be <br />necessary. <br /> <br />Community Development Assistant Wald responded that a line of a couple more trees should be <br />sufficient. <br /> <br />Motion by Acting Chairperson Nixt, seconded by Commissioner Dempsey, to recommend that <br />City Council grant site plan approval to Canvas Craft contingent upon compliance with the City <br />Staff Review Letter dated April 28, 2000. <br /> <br />Motion Carried. Voting Yes: Acting Chairperson Nixt, Commissioners Dempsey, Johnson, <br />Kociscak, and Wivoda. Voting No: None.
