o <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />OTHER GENERAL REQUIREMENTS <br /> <br />For new single-family residential developments, the treed buffer area <br />should be incorporated into the platted lots abutting the existing residential <br />neighborhood. The buffer area requirements should be standardized at <br />25 feet or 30 feet in depth, and should begin at the line of abutment. <br /> <br />For new medium or high density developments involving individual <br />ownership of lots, the buffer area should be platted as an outlot, with the <br />association responsible for any taxes and maintenance. <br /> <br />For apartment buildings, the buffer area should not be platted as an outlet. <br /> <br />Reforestation requirements should apply in the event any of the trees <br />become diseased, die or be destroyed in a storm. <br /> <br />The developer should have the option of selecting the combination of lot <br />size and buffer area for his development. <br /> <br />Existing healthy trees meeting the appropriate size requirements that are <br />located within the defined buffer area may be included as part of the <br />planting requirement. <br /> <br />Canopy trees must be a minimum of 2 ½" diameter. Understory trees <br />must be a minimum of 2" diameter. Evergreens must be at least 6 feet in <br />height. <br /> <br />Use of intermittent and irregular berming should be encouraged to further <br />minimize the visual impact of differing land uses. <br /> <br />No shrubs should be included in the plantings unless full irrigation is <br />installed. Bare ground in the buffer area should be seeded with natural <br />grasses that are indigenous to the area that can withstand potential <br />drought and require no maintenance. <br /> <br />The developer will not be entitled to count any lots in the transition area for <br />purposes of determining the number of lots allowed to achieve maximum <br />density under the proposed land use. <br /> <br />Residential developments that include other than single family housing or <br />consist of more than one phase or addition must be applied for under the <br />PUD section or under a contract provision that guarantees the land use <br />will not be changed from its original application. <br /> <br />Developments must physically abut in order for the transitioning <br />requirements to apply. However, the city may wish to institute further <br />requirements if the development is contiguous to a highway, major road, <br />or significant topographical feature. <br /> <br /> <br />
