CASE #:

REVIEW PROPOSED DENSITY TRANSITION ORDINANCE
By: Community Development Director Sylvia Frolik

Background:

The Planning Commission reviewed thc 9/29/00 version o£ the proposed Density Transition
ordinance at their regular meeting on October 3. The Commission noted the need for at least one
more meeting to work on the ordinance prior to forwarding it to City Council for consideration.
The Commission scheduled a special meeting for Monday, October 16 to continue to refine the
draft ordinance.

Observations:

Some minor changes were made to the ordinance based on the Commission's discussion on
October 3. Some inconsistencies in the tables of development versus levels of buffering required
were noted and corrected. The reference to the possible use of fencing for screening was also
eliminated from the text.

Recommendation:

Direct staff to make any additional modifications to the ordinance draft deemed necessary and
forward to Council for consideration.

Commission Action:

Will be based on your discussion.

PC: 10/16/00
